A report date, school calendar, temporary lodging limit, or scheduled household-goods delivery can make even a routine closing feel urgent. When a VA appraisal raises an unexpected question, that pressure increases quickly.

The Department of Veterans Affairs updated its Minimum Property Requirements, or MPRs, in 2026 to remove outdated provisions and streamline parts of the VA appraisal process. The revised requirements took effect after May 1, 2026, and VA publicly explained the changes on June 25.

The update may help some VA-financed purchases move more efficiently. It does not eliminate the appraisal, guarantee approval, or replace a professional home inspection.

What did VA change?

VA says its revised Lenders Handbook, Pamphlet 26-7, Chapter 12, addresses several subjects that had contributed to delays or added costs. For military families, finding a new place before reporting to the next duty station is a high-stakes operation, often with little time to spare. Advertised rents offer the promise of control, but the real totals can look very different once every required charge is added up.

Why the Listed Rent Is Just One Piece of the Puzzle

On paper, two rental listings might look nearly identical. The advertised monthly rent is the anchor, but it rarely includes every cost you'll face after move-in. Utilities, parking, pet rent, service fees, insurance, and monthly maintenance charges can raise your actual housing expenses well above what was promised online. Rushing into a lease without confirming these extras can tie up your budget and create surprises that BAH alone may not cover.

Some charges to confirm before you apply include:

Utilities (electric, water, gas, trash, internet/cable) Renter's insurance Parking or garage fees Pet rent or deposit Required service or maintenance fees

On top of monthly fees, upfront expenses like application charges, holding deposits, security deposits, and utility connection fees can add hundreds (sometimes thousands) to your total cost before move-in day arrives.

Comparing Private Landlords and Apartment Communities

Many families consider both private rentals and larger apartment communities, each with its own advantages. A private landlord may offer direct communication and be open to some negotiation. You might find flexibility in lease length, pet rules, or move-in arrangements. Apartment communities, on the other hand, tend to follow standardized leasing policies, have onsite maintenance teams, and may provide more predictable processes for applications and renewals.

The VA loan is meant to remove some of the stress from buying a home, yet tens of thousands of eligible service members and veterans pass up the benefit each year. In the current market, families are often left wondering if a VA loan can actually compete or if old myths will stand in their way of finding a home near their new duty station.

Why the VA Loan Is Often Overlooked in Today’s Market

PCS moves rarely align with real estate market cycles or ideal buying windows. Buyers are frequently up against tight timelines, remote decisions, and unfamiliar neighborhoods. This environment makes it tempting to rely on basic listings platforms or general agents who don’t fully grasp the realities of military moves or VA financing. Generic advice does little to dispel persistent misconceptions, like the false belief that VA loans are too slow, too risky for sellers, or excessively strict about property standards.

Without a team that understands both military timelines and VA loan realities, many eligible buyers abandon this valuable benefit before they even start.

What Sets a PCS-Focused Search and Team Apart

MustWants was rebuilt to serve the real, practical pressures of military homebuyers.

The platform is designed for families searching near duty stations, comparing neighborhoods, and planning with all the variables that matter in a PCS: timing, BAH, commute, monthly payments, and even whether a home can realistically be closed on before orders hit. With resources to coordinate with a partner, access PCS checklists, and connect only with vetted, military-friendly professionals, MustWants goes beyond surface-level listings.

Instead of guesswork or scattered information, families using MustWants can clarify what’s possible, compare options side by side, and get questions answered from professionals who know how to present strong VA-backed offers to sellers.

VA Loans and PCS Homebuying Decisions" />

Understanding the Real Search: What Is a "Military House Loan"?

A permanent change of station order just dropped, or maybe your family is looking ahead to a move after leaving the service. You find yourself searching for a “military house loan,” but soon realize that what you’re really looking for is guidance: What kind of home loan is right for you? What’s involved besides loan approval? How do you organize a home search that takes your military life into account?

The truth is, most people searching for a “military house loan” are trying to make sense of VA home loan benefits, compare their options, and plan a move built around military timelines. But there’s more to the story and your decision than getting a loan pre-approval letter.

"Military House Loan": What Does the Term Really Mean?

There isn’t a single product called a “military house loan.” It’s a phrase many use when searching for information about VA home loans, military mortgages, or lenders that understand the unique realities of military life. While some families may be curious about FHA loans or conventional mortgages, the VA loan is often central, thanks to the specific benefits it offers to qualified military-connected homebuyers.

How the VA Home Loan Works

The Department of Veterans Affairs guarantees a portion of the VA home loan if you are eligible, making it easier for military members, Veterans, and certain surviving spouses to buy, build, or adapt a home. With a VA-backed loan, the loan is actually made by a private lender, then partially guaranteed by the VA. This guarantee helps lenders offer favorable terms to buyers who meet both VA and lender criteria.

General Eligibility, Who Might Qualify?

A service member’s new assignment may mean packing up, finding a new place to live, and enrolling kids in different schools. For military spouses, another challenge often appears: figuring out what moving to a new state means for residency, income tax, employment forms, vehicle registration, and family records.

It’s a practical question many families face: If you move because of military orders, do you need to become a legal resident of the new state? Does your income now get taxed differently? Can you keep your driver’s license or voting registration in the state you consider home? These decisions can affect your monthly budget, your stress level, and how you plan for the future.

Why Military Moves Complicate State Residency and Taxes

Most people don’t think twice about their state residency or taxes unless they change jobs or move by choice. But military spouses often relocate not by preference, but because the service member is ordered to a new duty station. That means crossing state lines, even every couple of years, and navigating confusing questions around which state now counts as "home" for official purposes.

These moves can impact:

State income tax withholding and filing Driver’s licenses and vehicle registration Voter registration Eligibility for in-state tuition Employment forms and payroll

For spouses who work, especially those starting a new job or working remotely, the rules around state tax and residency can feel complicated and overwhelming.

What Is the Military Spouses Residency Relief Act (MSRRA)?

When orders arrive, the rush to find housing near a new duty station adds questions and pressure: Which neighborhoods fit your Basic Allowance for Housing? Is it better to buy or rent, given the timeline? How can you coordinate options with a spouse who is juggling duty or a career? Many families begin their research on well-known sites like Redfin, which can quickly surface listings and connect you to local agents. But the right home search platform needs to do more than show listings when every part of the decision is driven by military realities.

What Redfin Does Well for Home and Rental Search

Redfin is a proven leader for national home search, extensive rental listings, and connected agent support. The platform blends technology and people: you can browse properties, tour homes, make offers, and complete real estate transactions, often with guidance from a knowledgeable local agent. Many users appreciate the speed, convenience, and broad market coverage Redfin offers, especially if you are ready to transact or already know the neighborhoods you are considering.

Redfin’s core strength is its ability to bridge the gap from online browsing to real estate transaction, all backed by a major brokerage network and helpful agent technology. It is a practical option for buyers, sellers, and renters who are ready to move through familiar steps: viewing homes, booking tours, and submitting offers with agent support.

Why Redfin Alone May Leave PCS Gaps

Redfin delivers a broad, technologically advanced search and transaction experience. For many buyers and renters, this is exactly what is needed. But a PCS move isn’t a standard relocation. There are unique decisions at every step: timing the move to fit your report date, understanding how BAH affects your monthly budget, comparing commute routes to base, organizing neighborhoods by lifestyle, and involving your spouse or partner’s priorities despite long hours or remote duty.

A conventional search platform like Redfin helps you see what homes or rentals are available, but it isn’t built to organize or solve the PCS-specific challenges that military families face. There is no PCS checklist, resource hub, or tool for ranking the variables that matter most to military households. Redfin agents may or may not have deep military relocation experience, and there are not built-in pathways for spouse or partner collaboration before you are ready to contact a professional.

How MustWants Supports Military Families Through PCS Moves

The demands of supporting a loved one, planning moves, budgeting for housing, and preparing for changes in medical or work needs can become overwhelming, especially when you are also trying to piece together what benefits might apply to your family. If you are searching for clarity about disabled veteran spouse benefits during a time of transition, you are not alone.

Why Disabled Veteran Spouse Benefits Are Confusing, and Why They Matter

Searching for "disabled veteran spouse benefits" often means sifting through jargon, eligibility rules, and countless government pages. There isn’t one universal spouse benefit. In reality, eligibility depends on several factors: a Veteran’s disability rating, whether their condition is considered permanent and total, specific VA program criteria, and whether the Veteran is living or deceased. Understanding what is possible is the first step in making decisions that affect your family’s stability, especially before a relocation or housing change.

It is important to know that there is no single benefit for a disabled Veteran’s spouse. Instead, there are separate programs, each with its own requirements and limits, that may help support your family.

Main Categories of Benefits for Spouses of Disabled Veterans

Before you can plan your budget, compare homes, or organize a move, it helps to know the core types of assistance potentially available:

Additional VA disability compensation for dependents Health care under the Civilian Health and Medical Program of the Department of Veterans Affairs (CHAMPVA) Education support through Survivors’ and Dependents’ Educational Assistance (DEA), also known as Chapter 35 Compensation for survivors such as Dependency and Indemnity Compensation (DIC) Support for family caregivers of disabled Veterans

Not every family will qualify for every benefit, and each program looks at different circumstances. Now you’re researching schools, neighborhoods, commute times, and often most urgent of all, how to find the right military house rental near your next duty station. The timeline is tight, the options can feel scattered, and every decision needs to fit your family’s real PCS priorities.

Why Renting Makes Sense During a Military Move

When new orders arrive, many military families weigh the pros and cons of buying versus renting. Renting often offers much-needed flexibility. If another PCS could come in two to three years, locking into a long-term purchase may not feel wise. Rental homes can help you settle in faster, avoid tying up savings in uncertain markets, and keep your options open for whatever comes next.

That doesn’t mean renting is always better than buying. It means renting often aligns well with the unpredictability of military life.

Flexibility matters most during relocation. In a fast-moving PCS season, the right rental can be a smart way to protect your family’s financial stability and peace of mind.

What Makes Military Rental Searches Unique

Searching for a rental as a military family during PCS season is different from a typical civilian move. You’re not just looking at bedrooms and backyards. There’s a tight report date, a need to apply remotely, and questions about virtual tours or trustworthy property managers.

BAH rates, lease start dates, deposits, pet approvals, commute times, and school zones all come into play. Sometimes, your household goods may not arrive when you do, making temporary lodging part of the plan. If orders change, you also need to know whether your lease language and legal protections support your situation.

In an environment where timing, budget, and stability matter, understanding how VA loan rates actually work is essential before making a major commitment.

There Is No Single "VA Loan Rate"

You might assume there’s a universal VA loan rate, but every VA loan is actually offered by private lenders who set their own rates based on several factors not by the Department of Veterans Affairs itself. VA guarantees part of the loan, but your rate is influenced by the lender you choose, current financial conditions, your credit, specific loan details, and sometimes the type of property and its location.

Understanding Interest Rate vs. APR

As you compare options, rate quotes often include two different numbers: the interest rate and the Annual Percentage Rate (APR). The interest rate directly affects your monthly principal and interest payment, while APR includes some of the up-front costs and certain fees built into the loan. APR is a more complete way to compare the total expense of multiple loan offers. Neither number alone tells the whole story. When comparing lenders, it’s wise to look at both rate and APR for a fair comparison of true cost over time.

Why Online VA Loan Rates and Real Quotes Differ

It’s easy to get excited by low VA loan rates you see online. Most of these rates depend on borrower profiles with excellent credit, higher down payments, or specific locations. Your actual VA loan offer may vary due to details such as credit score, loan size, where you’re buying, whether you pay points to reduce your rate, and the lender’s own pricing approach. Commercial sites and online calculators typically use general assumptions and may not reflect your reality. The only way to know your personal rate is to request quotes from real lenders after they review your financial picture.

What Factors Affect Your VA Loan Rate?

For many active-duty families facing a Permanent Change of Station (PCS), these questions overlap with the challenge of uprooting children, keeping pace with military timelines, and balancing hopes for stability against the uncertainty of future orders.

Can Active-Duty Service Members Use VA-Backed Home Loans?

A common question arises early: Can you buy a home with a VA loan while still active duty? The answer is often yes, but eligibility depends on specific VA service requirements, duty status, and approval from a private lender. It is important not to assume you automatically qualify. If you are unsure, check the latest requirements at VA.gov or consult a VA-approved lender familiar with service member scenarios.

How a VA-Backed Home Loan Works

The U.S. Department of Veterans Affairs (VA) does not directly lend money for most home purchases. Instead, it backs or guarantees a portion of loans made by private lenders. For eligible borrowers, this can mean more favorable loan terms, often including the option for no required down payment if full entitlement is not already used. However, final approval and terms depend on a lender's review.

A VA loan is a powerful benefit, but it is not a blank check or a guarantee of approval. Lenders will consider your credit score, income, debt-to-income ratio, service orders, and the property itself when making a decision.

The Certificate of Eligibility: What It Is and Why It Matters

Before you can be considered for a VA-backed loan, you will need a Certificate of Eligibility (COE). This document demonstrates to lenders that you meet the VA’s service criteria. For active-duty members, a signed statement of service from your commander, adjutant, or personnel officer is typically required.

Housing decisions have to happen fast, but the stakes are high. With a move looming, the search for the right home isn’t just about location. It’s about schools that fit your kids, commutes that don’t break your daily routine, timing that aligns with report dates, and a thousand logistical puzzles only military families truly understand. In the rush to relocate, is it enough to browse housing listings and hope a good fit jumps out, or is there a better way to make confident, well-coordinated decisions as a family?

How MilitaryByOwner Helps Military Families Find Housing

MilitaryByOwner is a familiar name in many PCS circles, and with good reason. It’s specifically designed to connect military families with homes for sale or rent near U.S. military installations. Whether you’re interested in for-sale-by-owner properties, rentals listed by owners, or homes represented by real estate agents, the site serves as a reliable catalog focused on the unique needs of the military community.

Many military families value MilitaryByOwner for surfacing available housing inventory close to their next duty station, helping to narrow the search to military-relevant options rather than generic listings. The platform’s listings make it possible to focus on neighborhoods and communities near each base, giving families a sense of place even before they arrive.

Where Listing-First Sites Leave Families Still Needing More

Despite its strengths, a housing advertising and search site like MilitaryByOwner tackles only one piece of the relocation puzzle: the inventory. Once a family spots a handful of promising homes, the real work begins. Decisions have to factor in commute times, school needs, budget realities, rental versus purchase options, and two or more sets of priorities that may not always neatly align.

It’s common for the home search process during a PCS move to get scattered across screenshots, spreadsheets, text threads, and sticky notes, making it harder to compare options or keep family decision-makers on the same page.

What’s usually missing? A way to organize and weigh the things that truly matter, track pros and cons, corral partner or spouse input, and keep everyone moving toward the same goal as the pressure of PCS logistics ramps up. While listings are vital, the decision workflow is often left up to each family to figure out on their own.

If you are a military spouse searching for steady employment or trying to maintain career momentum, you are likely tackling job applications during naptime, scanning remote job boards between packing boxes, or researching the local area before you even arrive. The challenge is not just finding a job; it is finding work that flexes with the moving parts of military life.

Why Military Spouse Employment Is Different

Military spouses know that a typical job search rarely fits their reality. Frequent moves disrupt careers, cause resume gaps, interrupt licensing, and make it tough to maintain professional networks. Child care, commute patterns, and employer trust often shift each time you unpack in a new zip code. Even remote jobs bring their own hurdles, such as new time zones, shifting schedules, or the need for reliable high-speed internet in unfamiliar neighborhoods.

Military spouse job searches are shaped by unique patterns of unpredictability, relocation, and shifting family needs. The frustration is real, especially when it feels like your own ambitions always come second to the needs of military life.

Official Employment Resources Every Military Spouse Should Know

Instead of working through these obstacles alone, dedicated resources can help support your journey:

MySECO (Spouse Education and Career Opportunities) provides a wealth of information: job search tools, career coaching, scholarship listings, education opportunities, licensing support, and training programs tailored to military spouses. Whether you are exploring a new field, hunting for virtual work, or trying to translate past experience into a new credential, MySECO is a trusted launch point. The Military Spouse Employment Partnership (MSEP) connects military spouses with partner employers that have made real commitments to hiring, promoting, and retaining those who serve alongside service members. MSEP’s job search includes thousands of curated opportunities nationwide, and many support remote roles, helping you search with real flexibility in mind. MyCAA (My Career Advancement Account) offers up to $4,000 in financial assistance to eligible military spouses pursuing education or training for portable careers. Not every spouse qualifies and not every program is covered, so it is important to check current eligibility guidelines and options before counting on this benefit.

What Makes a Career Fit for Military Life?

If you’ve been handed military PCS orders, you know the move ahead isn’t just about packing boxes. It’s about managing logistics, budgeting wisely, sizing up new neighborhoods, and making the best possible decisions for every person (and pet) involved, even when your to-do list feels overwhelming.

What Is a Military PCS Move?

A military PCS move, where PCS stands for permanent change of station, means a service member is being officially reassigned to a new duty station. Unlike a temporary move or deployment, this relocation requires your household to reset life somewhere new, from finding housing to enrolling children in fresh schools. It can happen with a few months’ notice or sometimes in a matter of weeks. The essentials are a new address, new routines, a new community, and a thousand decisions that go far beyond the moving truck.

A PCS move isn’t just a change of scenery. It is a challenge to organize, prioritize, and coordinate your family’s needs, often faster than feels reasonable or fair.

Why Military PCS Moves Are Different

Moving is stressful for anyone. But a PCS adds unique layers: strict official orders, set report dates, shipment and delivery windows for your household goods, questions around temporary lodging, and all the complex details of family life. Military families commonly juggle school transitions, work changes for spouses, short notice shifts, pet relocation hurdles, medical considerations, and sometimes having to choose a rental or home based on photos alone.

Civilian moves often allow plenty of time to research and visit homes in person. Many PCS moves do not. This means crucial decisions have to be made quickly, sometimes from another state or overseas, and frequently under pressure.

Where to Turn for Official PCS Support and Guidance

One day, you have a comfortable routine. The next, you’re facing a flurry of logistics, including shipment dates, temporary lodging, school transitions, budget stress, pet travel, and the question of whether to rent, buy, or start the search all over again. Even for experienced military families, every move feels different. What’s consistent is how quickly the process becomes overwhelming, especially when the list of resources feels scattered and the priorities shift by the hour.

The Two Sides of Military Move Resources

When you search for "military move resources," you’re often directed to a maze of official checklists, transportation websites, and entitlement guides. These are essential, but they’re only part of the story. Official resources handle move requirements, including orders, scheduling shipments, securing transportation, and ensuring compliance with your branch’s policies. However, there’s another layer, personal decision-making, which official channels rarely address. This is where choices about neighborhoods, commutes, schools, and priorities for your family come into play.

Official PCS Resources Every Military Family Needs

The Department of Defense has built strong support resources for military families facing a PCS move. One of the best starting points is Military OneSource. Military OneSource provides:

PCS move checklists Relocation assistance and planning tools Tips and testimonials from other military families A strong hub for official information and support

Plan My Move, a feature within Military OneSource, helps families build a custom PCS checklist based on their move type (CONUS or OCONUS) and connects tasks directly to helpful support resources. This tool is designed to give you a clear administrative path and reduce the guesswork at each step.

For household goods shipments, the Defense Personal Property System manages scheduling and tracking of your belongings. This system connects you with personal property shipment guidance and customer service contacts for issues related to property movement. It’s important to follow the latest updates and instructions from your transportation office since requirements can change quickly.

Many military homeowners consider selling "for sale by owner" (FSBO) to simplify the process, avoid some costs, or keep more control. At the same time, buyers new to a duty station want every available option, including owner-listed properties that might not appear first on traditional real estate platforms. But is FSBO truly the shortcut it seems, especially during a fast-paced, high-stakes move?

What Does "For Sale by Owner" Actually Mean?

A "for sale by owner" home is listed and sold directly by its owner, instead of being managed by a traditional real estate agent. The owner becomes the point of contact for pricing, marketing, property showings, buyer communication, negotiation, disclosures, and closing steps, sometimes with the help of outside professionals for specific parts of the process.

While FSBO gives sellers hands-on control, it also means taking on critical responsibilities that can impact sale price, legal compliance, and buyer confidence.

Why Military Families Might Consider FSBO

Service members and spouses managing a PCS often have extra reasons to explore FSBO:

The need for a quick sale in line with tight relocation dates. A strong network within the base community that could help spread the word directly. Direct communication with fellow military movers, potentially simplifying scheduling and negotiations. The desire to save on agent commissions if the timing and connections make sense.

But real estate is rarely simple, especially during PCS. FSBO can look appealing but still requires robust preparation and attention to detail.

For military families, the search for homes near a new duty station isn’t just about square footage or curb appeal. Every detail matters: report dates, BAH, school schedules, spouse employment, and the realities of remote decision-making. As you search online, sites like Homes.com may already be on your radar. But when the move is driven by orders, is a general home search platform enough?

What Homes.com Does Well for General Home Searches

Homes.com is a well-established real estate platform built to serve a wide variety of home seekers across the country. Its strengths include:

Browsing listings for homes for sale and for rent across nearly any market. Exploring neighborhoods, local school information, and even new construction projects. Access to detailed property descriptions, 3D tours, floor plans, and agent profiles. The "Your Listing, Your Lead" approach, which connects buyers directly with the listing agent, giving consumers more direct access to the professional representing the home.

For a general home search, Homes.com’s vast inventory and data-rich ecosystem can give you a strong sense of what’s available in your next town or city. Its interface is designed to help buyers and renters compare neighborhoods, see precise floor plans, and contact agents efficiently.

If your main priority is exploring a market broadly, seeing what’s out there and narrowing down favorites based on housing style and neighborhood, Homes.com is a powerful tool.

Where a Broad Search Leaves PCS Gaps

But PCS-driven moves introduce unique complications that general platforms aren’t designed to handle. Searching for a home that looks good on paper is only step one. For military families, the practical logistics of a PCS play an outsized role in every decision:

One of the first questions families face is whether their Basic Allowance for Housing (BAH) will be enough to cover a home near the next duty station. With the stress of a PCS move, juggling school zones, commute times, and neighborhood options, the pressure to find a place that fits both budget and daily life is real. Before making any choices, understanding BAH rates and how to use that information can help bring clarity to a complex decision.

What Is BAH, and Why Does It Matter?

BAH, or Basic Allowance for Housing, is a monthly housing allowance provided to eligible service members when government housing is not assigned. It is designed to offset the cost of living off base, but it does not guarantee that every family’s housing needs or preferences will be fully covered. Instead, BAH rates are tied to local civilian housing markets, reflecting the typical cost for rent and utilities in a specific area, not simply what a particular family chooses or wants to spend.

Understanding your BAH is a crucial step in building a realistic housing budget for any PCS move.

The Main Factors That Determine BAH Rates

BAH is not a one-size-fits-all figure. The allowance you receive depends on three main factors:

Location: BAH is set by ZIP code or military installation area and varies widely depending on local market prices. Pay Grade: Higher pay grades generally receive higher BAH rates, reflecting greater responsibility and, typically, added family needs. Dependent Status: Rates differ for service members with dependents versus those without, recognizing the higher expected cost of housing for families.

Families should confirm their precise BAH rate for a new assignment using official sources, as these figures are updated each year and can shift with market trends.

The calendar is counting down, and your family is facing the familiar challenge of where to live near your next duty station. For many active-duty households, the decision brings a mix of urgency, uncertainty, and countless headlines or group threads that only pile on more questions. Should you wait for on-base housing, search off base, or consider buying a home? What about commute times, school boundaries, or fitting rent inside your BAH? It is easy to feel like you are making decisions in the dark, especially when PCS moves rarely happen at convenient moments.

Active Duty Housing: Why No Two Family Situations Are the Same

One of the most important truths about active-duty housing is that there is no universal answer. Where you can live depends on the details: your service branch, rank, whether you have dependents, local installation rules, and what is available at the new duty station. You might qualify for a different set of choices as a single service member, a family with school-aged kids, or a dual-military couple. The rules often shift, sometimes at the last minute, when it comes to waitlists, command approval, and housing eligibility. There is not always a "right" answer, but understanding each option will help you navigate the decision more clearly.

Housing Paths Every Family Should Consider

Here is a practical look at the major options you will find with a PCS move:

Barracks or Unaccompanied Housing: Single service members, especially those early in their careers, are sometimes required to live in barracks or similar on-post quarters. The details depend on branch and rank and can even vary from installation to installation. Always check with your command or the base housing office for the latest rules. On-Base or Privatized Housing: Many installations offer government-run or privatized family housing. This option appeals to families who value proximity to work, a sense of military community, and predictable access to base resources. However, waitlists can be long, unit choices may be limited, and families will need to follow specific community rules. Your Basic Allowance for Housing (BAH) is often used to cover the monthly cost, but details can vary. Off-Base Rentals: Renting off base opens up more neighborhood options and may offer a better fit for commute preferences, school zones, or privacy needs. It also comes with new layers, security deposits, lease start dates, pet policies, and navigating the civilian rental market. Fitting rent and utilities inside your BAH can sometimes be a puzzle, especially in high-cost areas. Home Buying: Buying a home can make sense for some families, especially if you anticipate staying at a duty station for several years. Active-duty members may be eligible for VA home loan benefits, but homeownership also brings unpredictability. Can you sell or rent the house if orders change? Is the market competitive? How much maintenance are you prepared for? Careful planning is essential. Temporary Lodging: Sometimes, neither permanent nor rental options are immediately available. Temporary lodging (on base or in local hotels) helps bridge the gap, but staying in limbo for several weeks or months can strain a family’s budget and patience.

Every option comes with its own trade-offs. The best choice often balances military timelines, personal priorities, and practical constraints, not just what is open first.

What is BAH? Maybe you’re weighing whether it’s finally time to buy or if you should stick with renting yet again. You’ve heard about the VA home loan benefit, no down payment, no private mortgage insurance, but the details blur together when military timelines move fast. What’s really involved in using a VA loan to buy a home, and how do you make the right call for your family’s move?

What Is a VA Home Loan?

A VA home loan is a mortgage option designed to help qualifying military-connected individuals buy, build, improve, or refinance a home. For most purchase loans, the loan itself is made by a private lender, like a bank or mortgage company, but the Department of Veterans Affairs (VA) guarantees a portion of that loan. This guarantee allows lenders to offer favorable terms, such as no required down payment for many buyers and no monthly private mortgage insurance. However, every buyer must still meet both VA and lender requirements.

Who May Qualify for a VA Home Loan

Eligibility for a VA home loan is tied to your military service history, duty status, and a set of VA rules. Typically, qualifying groups may include Veterans, active-duty service members, certain surviving spouses, National Guard, and Reserve members. The specific requirements vary, so it’s important not to assume eligibility until you’ve checked your own service record against VA guidelines.

Understanding the VA Certificate of Eligibility (COE)

One thing you’ll need for a VA-backed purchase is a Certificate of Eligibility, or COE. The COE verifies to your lender that you meet the service requirements for the VA loan benefit. You can request it directly through the VA, have your lender help you apply, or, in some cases, mail in an application. Having your COE in hand early helps keep the loan process on track, especially if your timeline is tight.

Key Advantages, and Realities, of the VA Loan

You and your family are facing a PCS move, with everything that brings: timelines, paperwork, uncertain housing, and the constant pull between what you want and what’s available. The clock is ticking as you juggle school calendars, commute times, budgets, and whether to buy or rent. Quick searches for housing near your new duty station are just the beginning, but the path from listing to confident decision is rarely straightforward.

What AHRN Brings to a PCS Housing Search

For many military families, AHRN is a familiar name when the search for a home begins. AHRN is a dedicated military housing search resource that focuses on helping users find houses and apartments for rent or sale specifically near military installations. The site allows you to search by installation, city, or ZIP code, and it’s tailored for the military community, not the general public. It’s free to use, and property managers are validated before listings go live. This makes it a reliable tool for surfacing the types of homes military families need, right where you need them.

It’s important to note that while AHRN serves the military community, it is not endorsed or sponsored by the Department of Defense or any branch of the military.

If your main need is to see a list of available rentals and for-sale homes near your new base, AHRN fulfills that role well.

Where Search-Only Tools Leave Gaps: The Real PCS Challenge

Finding a list of available homes is just one part of a PCS move. The real challenge often comes after: How do you compare options, organize your thoughts, involve your spouse or partner, and keep all the moving parts straight, especially when timing and logistics are so tightly wound?

The clock is ticking, the family calendar fills up, and the pressures of yet another PCS move gather pace. You see hundreds of homes, layer on filters, save favorites, and peek at maps or price estimates. But beneath the surface, a tougher set of questions remains: which site will actually help you turn a scattered home search into a synchronized relocation plan that fits your next assignment, your family, and your timeline?

How Zillow, Homes.com, and Redfin Help the Military Home Search Start Strong

Most families begin their PCS home search on one or all of these large real estate sites for good reason. Each platform covers thousands of neighborhoods, with listings for sale and rent, agent profiles, home value estimates, and map tools. They are popular for the breadth of their databases and ease of browsing. For anyone glancing at a new location from hundreds or thousands of miles away, these platforms give you that essential first look at what’s out there.

Where these platforms excel is market visibility: it’s easy to get a feel for local prices, see what’s available, bookmark listings, and begin picturing life in a new area. They are familiar, fast, and available on any device.

Zillow: Market Discovery and Listing Depth

Zillow is best known for its massive database of for-sale and rental listings, instant home value estimates (Zestimates), advanced search filters, interactive maps, mortgage tools, and a well-known connection to local real estate professionals. If sheer volume and search flexibility are what you need, Zillow is often the first stop.

Homes.com: Local Research and Agent Access

Homes.com places special focus on neighborhood and school data, listings for rent or sale, new construction options, and detailed agent profiles. Its "Your Listing, Your Lead" approach aims to connect users directly with the listing agent. For families researching schools, neighborhood vibes, or learning about local agents, Homes.com brings clarity to the early stages.

When you receive new orders and realize you have just weeks to line up housing, arrange schools, deal with shifting budgets, and coordinate from far away, the home search quickly becomes one of your biggest sources of stress. Home listing photos and price filters are helpful, but making a real decision for your family requires a lot more context, especially when you might move sight unseen.

Zillow: A Broad Marketplace for Home Searches

Zillow is a familiar place for discovering homes. It offers expansive listings, pricing details, crisp photos, map-based searches, and an easy way to browse neighborhoods nationwide. For millions, it's the starting point for researching what's available, gaining market perspective, and figuring out where you might want to live.

Zillow’s Premier Agent program connects buyers with real estate professionals ready to help. If you fill out a contact form, you'll be routed to agents who specialize in responding quickly and moving deals forward. For those who are ready to start discussions or want a traditional home-search experience, this can be an advantage.

Where Zillow Falls Short in a PCS Move

For families making a PCS move, the challenge is different. You aren’t just browsing for what looks good; you need to organize a decision quickly, often from another state or country, and every detail counts. PCS moves bring a unique combination of tight timelines, budget calculations including BAH, school changes, base commutes, spouse employment, and layers of uncertainty about what your new life will look like.

General real estate search portals rarely account for military-specific needs like report-date planning, VA loan quirks, or clauses in a lease that allow for early move-outs. They also can’t help you and your partner coordinate priorities when one of you is juggling a full-time job or deployed. And timing matters: contacting an agent too soon can mean unwanted calls before you’re sure about location, while waiting too long can risk missing out on the right home.

MustWants: A PCS-First Home Search and Relocation Platform

Whether you’re moving CONUS or heading OCONUS, one of the best tips I give military families is to keep a small “PCS essentials bag” with you at all times during the move . Movers, flights, delays, and temporary lodging can all create situations where your household goods aren’t immediately available.

Here are a few must-have items you should always carry with you during a PCS move:

Important Documents \ Keep all critical paperwork in one secure folder or binder. This includes orders, IDs, passports, medical records, school records, housing paperwork, and vehicle documents. These items should never be packed with household goods . Medications and Medical Items \ Bring enough medication to last at least a few weeks. Include prescriptions, glasses or contacts, and any essential medical supplies for family members. Chargers and Electronics \ Phones, tablets, laptops, and their chargers are essential for navigation, communication, and accessing travel information. PCS moves often involve long travel days and unexpected schedule changes. A Few Days of Clothing \ Pack enough clothes for several days in case your household goods shipment is delayed. Include comfortable travel clothes and weather-appropriate items for your destination. Basic Toiletries \ Items like toothbrushes, toothpaste, deodorant, soap, and other daily essentials will make those first few nights in temporary lodging much easier. Snacks and Water \ PCS travel days can be long. Having snacks and water on hand is especially helpful when traveling with children. Comfort Items for Kids or Pets \ Moving can be tough on kids and animals. A favorite toy, blanket, or pet comfort item can help them feel more secure during the transition.

A PCS move is a major life event, and a little preparation goes a long way. Keeping your essentials with you ensures that no matter what happens with your shipment or travel schedule, you and your family have what you need to stay comfortable and organized.

We rebuilt MustWants with those exact frustrations in mind: to give you a clearer path, better tools, and real people who understand military moves.

A redesigned experience that thinks as you do

Change can be small yet powerful. We redesigned every page and interaction so your search feels intentional, not accidental.

MustWants now ranks homes by how well they meet your mission-critical PCS priorities: the first results you see are the ones that matter most. The new algorithm refines your preferences (think schools, commute, yard size, and more) and weighs them against listings to give each home a clear score. That helps you and your partner make decisions faster, without second-guessing.

We also added AI to accelerate the matching process. Rather than replace judgment, AI surfaces better matches — saving reading time and reducing guesswork. The mobile and web experience now merge, so notes, favorites, and mission briefs follow you from the laptop to the car ride to the base.

This redesign keeps things simple and focused: fewer clicks, more context, and a home search that adapts to your priorities as they change. 🏡

Trusted pros you can count on: vetted, military-aware, and growing daily

Moving to a new duty station brings enough unknowns. How to Choose Priorities Before Your Move" />

Moving is full of trade-offs—especially when timelines, schools, work, and emotions all press in at once. If you’re planning a PCS or a big move, the tight window and unfamiliar neighborhoods make it easy to grab the first “nice” house and later wonder if you missed the real priority.

This article helps you stop the guessing and choose what truly matters with clarity and compassion.

MustWants was built to do exactly that: organize your priorities, reduce friction with your partner, and connect you with people and tools who understand your life. 🏠

Start with What Matters: Define "Musts" vs "Wants" Together

Before you click on another listing, pause and talk — not about paint colors or countertops, but about the non-negotiables. A “must” is the feature that, if missing, makes the home a deal-breaker; everything else belongs in the “want” column. This step saves time, reduces second-guessing, and builds shared expectations with your partner.

Tell a short story:

Imagine you’re two weeks from arrival and one partner prioritizes a one-level layout because of recent back pain, while the other wants a larger yard for the kids. Without naming those priorities clearly, you’ll be torn between two houses that each feel right in different ways. Using a ranked list prevents late-night regrets and repetitive debates. It also helps when time is short: you can quickly filter homes that fail a core requirement and focus your energy where it counts.

MustWants guides this conversation with simple, visual tools. The app lets you list, rank, and name what matters most, then compare those rankings with your partner—so disagreements become data, not drama. When priorities are clear, decision-making becomes pragmatic and kinder to relationships.

And one of the smallest, most overlooked things? Your air filter. That thin, pleated square hiding in your HVAC system is actually one of the cheapest investments you can make in protecting your home’s value, your comfort, and yes—even your wallet.

Let’s have a little fun with it:

Your HVAC System Can Finally Breathe

Think of your HVAC system as the lungs of your home. When the filter’s clogged, it’s like asking your house to run a marathon while breathing through a sock. A clean filter makes life easier on your system, helping it last longer and keeping you from facing those dreaded “new AC unit” bills.

Cleaner Air, Happier Homeowners

Dust, pollen, pet hair, and whatever mysterious fuzz tumbles out from under your couch—all of it gets trapped in that filter. Replace it regularly and your indoor air stays fresher and healthier. (It won’t stop your dog from rolling in the yard and dragging it inside, but hey, we take the wins we can get.)

Lower Energy Bills = More Coffee Money

Dirty filters make your system work harder, which means higher energy bills. Fresh filters keep things running efficiently and keep money in your pocket. That’s cash you can spend on upgrades, savings—or just extra lattes with caramel drizzle.

Curb appeal isn’t just about making your house “look nice” — it’s about creating an emotional connection before a potential buyer even steps inside. A home with strong curb appeal signals to buyers that the property is well cared for, setting positive expectations for what’s inside.

Simple upgrades can make a huge difference. Freshly cut grass, trimmed hedges, colorful flowers, and even a new welcome mat can enhance the exterior. A fresh coat of paint on the front door, clean windows, updated light fixtures, and power-washed driveways are small investments that often lead to big returns. In today's market, where most buyers start their search online, curb appeal plays an even bigger role. Homes with eye-catching exteriors stand out in photos and attract more interest. A well-maintained home exterior not only increases foot traffic but can also add to your home’s perceived value, sometimes even fetching a higher offer.

If you're preparing to sell, don't overlook the importance of curb appeal ! It could be the deciding factor between a buyer booking a showing or scrolling past your listing.

Especially when life involves frequent moves and changes, like it often does for military families, navigating the path to homeownership can feel overwhelming. One of the most important steps on that journey is understanding, monitoring, and improving your credit score.

What Is a Credit Score and Why Does It Matter?

A credit score is a numeric snapshot of your financial history, showing lenders how trustworthy you are when it comes to repaying debts. In simple terms, your credit score determines the loan offers you qualify for and the interest rates you'll pay.

Where to Find Your Credit Score

You can get a free credit report once a year from AnnualCreditReport.com. For a more detailed figure, many lenders will provide your credit score as part of the pre-approval process.

Quickest Ways to Improve Your Credit Score

Always pay your bills on time. Reduce your credit card balances to lower your credit utilization rate, ideally below 30%. Avoid opening new credit lines before applying for a mortgage.

Aim for a credit score of 700 or above for favorable loan terms.

For military families, the process should be streamlined, supportive, and reliable. Unfortunately, recent problems with the Department of Defense’s Global Household Goods Contract (GHC), managed by HomeSafe Alliance, have cast a shadow over what should be a smooth transition. Here’s an empathetic look at the challenges unfolding and the steps being taken to turn things around.

Understanding What Went Wrong

Since April 2024, the GHC program aimed to simplify moves by consolidating household shipment services for military families through HomeSafe Alliance, a joint venture of Tier One Relocation and KBR. Its promise was to offer consistency and efficiency during life-changing transitions, yet thousands of service members have faced the opposite.

Approximately 1,000 military personnel have reported late pickups, delayed deliveries, and communication breakdowns. This widespread disruption has added unexpected stress to already challenging moves.

One root of these issues is the subcontractor network. Many moving companies have turned down contracts with HomeSafe due to below-market compensation rates, limiting the availability of trusted movers who understand military PCS (Permanent Change of Station) moves. Families are sometimes left to choose Personally Procured Moves (PPMs), which can add financial strain and uncertainty.

The seriousness of the situation escalated in January 2025, when U.S. Transportation Command issued a "show-cause" notice to HomeSafe Alliance for hundreds of missed pickups and deliveries. This formal warning underlines the contractor’s struggle to fulfill obligations effectively.

As a result, parts of the Army have already started reverting to the previous moving system to avoid further hardship on service members.

What Actions Are Being Taken to Fix These Challenges?

For owner-occupied homes in Honolulu County, the property tax rate is one of the lowest in the nation, making homeownership more affordable than it might initially appear.

How Low Are Property Taxes in Honolulu County?

As of 2024, the property tax rate for owner-occupied residences in Honolulu County is just 0.35% of assessed value. That means for a home valued at $1,000,000, the annual property tax bill would be approximately $3,500 —significantly lower than in many mainland metro areas.

Additionally, Honolulu County offers exemptions that further reduce the taxable value of owner-occupied homes. Homeowners under 65 receive a $120,000 exemption , while those 65 and older benefit from a $160,000 exemption . Furthermore, completely disabled veterans are exempt from all property taxes except for the minimum tax , providing additional financial relief for those who have served.

Comparing to Other Major U.S. Cities

For perspective, here’s how Honolulu County’s property tax rate stacks up against some major metro areas:

Honolulu, HI – 0.35% San Diego, CA – 0.73% Seattle, WA – 0.88% Denver, CO – 0.48% Austin, TX – 1.68% Chicago, IL – 2.16%

The truth? Realtors exist to bring expertise, order, and peace of mind to one of the biggest financial decisions of your life.

First, the real estate process is far more complex than it seems. From legal paperwork to zoning regulations and pricing strategies, one wrong move could cost you thousands—or even the deal itself. Realtors ensure every detail is handled professionally and on time.

They also bring insider knowledge that you can’t Google. Realtors know the local market inside-out: which neighborhoods are up-and-coming, which homes are overpriced, and how to negotiate the best deal. Their expertise ensures you don’t overpay or undersell.

And let’s not forget the personal touch . Realtors are advocates, negotiators, and problem-solvers who manage stressful situations so you don’t have to. They fight for your best interests, whether it’s winning a bidding war or navigating tough buyer-seller conversations.

Realtors aren’t just middlemen—they’re your ally in making smart, confident moves in a complicated market. With them, your journey becomes easier, smoother, and far less stressful.

Thinking about your next move? Partner with a realtor and experience the difference!

But did you know it can also be a fantastic time to purchase a home? While it might seem counterintuitive to tackle a real estate transaction during the hustle and bustle of the holiday season, there are several compelling reasons why December might be the ideal month to make your move.

Motivated Sellers

December often sees a slowdown in the real estate market, which can work to your advantage. Sellers who list their homes during this time are typically motivated to close a deal. Whether they’re looking to relocate before the new year or simply want to avoid carrying their property into the slower winter months, their urgency can translate into better deals for buyers.

Fewer Buyers = Less Competition

The holiday season keeps many potential buyers preoccupied, resulting in less competition for available homes. This reduced demand can create an environment where you’re less likely to face bidding wars and may even have more room to negotiate on price and terms.

Potential Tax Benefits

If you close on your home purchase before December 31, you may be eligible for certain tax deductions, including mortgage interest, property taxes, and potentially points paid at closing. Consult with a tax professional to understand how purchasing a home in December could benefit your financial situation.

End-of-Year Incentives

Wilmington, NC , a coastal gem known for its historic charm and growing economy, is no exception. The real estate market here, like many places, is experiencing shifts that could have implications for both buyers and sellers in the coming months.

The Current State of Wilmington’s Housing Market

Wilmington’s real estate market has shown resilience, with steady demand for homes despite broader economic uncertainties. Historically, the local market tends to hold steady through election years, and 2024 appears to be no different. Factors like job growth, coastal appeal, and a strong community continue to drive interest from buyers, especially those from out-of-state looking for a change of scenery. Wilmington has appeal as a desirable place to live, with its mix of vibrant downtown living, scenic waterfront properties, and proximity to beaches and outdoor recreation. Whether you're in the market for a historic home in the heart of the city or a modern condo with ocean views, the coast may be calling to you! For sellers, this presents an excellent opportunity to capitalize on strong demand.

Looking Ahead: What to Expect

Wilmington’s relatively affordable housing prices (compared to other coastal cities on the East Coast) make it an attractive option for buyers. Plus, the city’s growing economy, anchored by industries such as film production, healthcare, and education, continues to offer stability and long-term investment potential.

Wilmington's real estate market is expected to remain relatively stable. While fluctuations in interest rates and other national factors may affect short-term trends, the area’s strong local economy, attractive lifestyle, and limited housing inventory position it well for sustained growth. As we move past the post-election period, both buyers and sellers can expect a competitive but rewarding market, with opportunities available for those who are prepared.

In summary, Wilmington’s real estate market continues to show strength, driven by its desirable location, economic opportunities, and community atmosphere. Buyers and sellers alike should keep an eye on local trends, but with the city’s appeal as a top destination for relocation, the outlook for real estate remains positive well into 2025.

About Anne

But did you know it could also be one of the best times to buy a home? If you’ve been considering homeownership, here are some compelling reasons to start your search during the holidays.

Motivated Sellers

During the holiday season, sellers who keep their homes on the market are often highly motivated. They may need to relocate for a job, close a sale before the year ends for tax purposes, or simply want to avoid carrying the property into the new year. This can result in more negotiating power for buyers.

Less Competition

While many buyers put their home searches on hold during the holidays, you can use this quieter market to your advantage. Fewer competing offers mean less pressure and a better chance to secure your dream home at a reasonable price.

Potential for Deals

Historically, home prices tend to stabilize or even dip slightly during the holidays. Additionally, lenders, real estate agents, and other industry professionals may have lighter workloads, allowing for quicker processing and potentially better customer service. Some may even offer year-end promotions or discounts.

Holiday Ambiance

Here’s what I’ve learned as a military spouse moving through multiple duty stations, plus how MustWants can help make your home search easier with expert resources and trusted agents.

Research the Neighborhoods

School and Community Resources: Start by researching local schools and community amenities. For military families, it’s often these community aspects—like family activities and military support groups—that make the biggest difference. The MustWants platform offers a visual map with school scores and walkability, all located within the webpage. In the near future crime, commute times, and more visual data options will be added tailored to your family’s needs.

Commute Time to Base: Commute times vary depending on local traffic and base entry points. Take a drive during peak hours if possible. MustWants is working to add a detailed mapping tool to calculate commute distances from your chosen key locations!

Understand the Local Housing Market

Budgeting and Timing: Military moves often coincide with peak housing season, which means higher prices and competition. MustWants helps by providing visual mapping resources on local BAH (Basic Allowance for Housing) rates and insights on housing market trends to help military families avoid overspending.

Resale and Rental Potential: Since military families move frequently, resale or rental value is essential when choosing a home. MustWants connects you with vetted agents experienced in military moves who understand the market’s demand for rental properties, providing you with a better chance of securing a home that suits both your current and future plans.

Work with a Military-Friendly Real Estate Agent

This estimated property value, shaped by a fusion of data sources and algorithms, is a go-to resource. However, the caveat is clear: inaccuracy prevails, particularly in locales with limited recent sales data or distinctive properties.

In our data-centric society, comprehending the origins of Zillow's data is crucial. The primary conduits include Public Records, County and Municipal Records, User-Submitted Data, Machine Learning Algorithms (factoring in property features, location, market trends, and comparable sales), and real estate listing information.

But what about historical accuracy? Zillow claims a nationwide median error rate of 2.4%, which rises to 7.49% for off-market homes. Translated for a $500,000 home, this could mean an estimate deviating by approximately $12,000 or $37,000 in either direction. Higher accuracy is touted for areas with frequent turnovers and multiple sales, yet variables like unknown renovations, incomplete property details, or local trends unaccounted for by Zillow's algorithm can skew the data.

The Zestimate is undoubtedly a valuable tool, placing you in the ballpark in most scenarios, but it's not an etched-in-stone number. For precision, consulting a local real estate agent for a comparative market analysis or hiring an appraiser (typically around $450-$500) is prudent. Ultimately, your home's value is dictated by the market and the willingness of a buyer to pay.

If you're contemplating listing or buying in the vibrant Tampa area and seek an alternative perspective to the Zestimate, don't hesitate to reach out.

You begin to dream of basking in that Florida sunshine, living only 2 hours from a famous mouse, and imagine yourself running in slow motion on the powdery white beaches. Then the record screeches to a stop as you start scouring Zillow, Realtor.com, and researching all the best areas to live.

Finding the right home is filled with a multitude of steps: price, location, distance to MacDill AFB, and proximity to all the amenities Tampa has to offer is a giant balancing act. You soon come to the realization that moving to Tampa has become expensive, and having it all is quite a challenge. You then start to compromise.

A recent poll was sent out to the MacDill community asking the most important factors when deciding on the area to live in. The number one factor was the commute time to base. Other factors include price and school district, which could be argued strongly correlate. So, what is that sweet spot that aligns a reasonable commute, a good school district, and an affordable price?

Importance of Short Commute Times

Time-Efficiency : A shorter commute translates to more time available for military members to spend with their families, engage in self-care, or pursue additional education and training opportunities. It can be the difference between enjoying quality time at home or being drained by hours spent on the road.

Physical and Mental Well-Being: Lengthy commutes can be physically and mentally taxing, contributing to stress and fatigue. Reducing commute times allows military members to maintain their physical and mental well-being, which is crucial for job performance and overall happiness.

Suburban Alternatives: For those looking to balance affordability with commute time, Tampa's suburbs and surrounding areas offer housing options that are more budget-friendly. While the commute may be longer, the cost savings can be substantial.

Tampa is continuously improving its highway systems, and two honorable mentions for military commuters are the Veteran's and Selmon Expressways.

The military lifestyle often involves short-term assignments and frequent relocations, presenting a unique set of challenges and considerations for home buying.

Understanding the Unique Needs of Military Home Buyers

First, it's crucial to appreciate the distinctive factors in the lives of military members and veterans. These include their housing allowances, permanent changes of station (PCS), deployments, and military training. A specialized real estate agent can provide much-needed support and guidance, especially when the military member may be absent due to deployment or training, leaving the spouse to handle much of the paperwork and home viewings.

Short-term Assignments and Frequent Relocations

Given the short-term nature of military assignments, usually 2-3 years, it's essential to consider the potential for rapid resale when helping military home buyers. This situation could mean focusing on properties in desirable locations with strong resale values. It's equally important to assist in making informed decisions about property type, considering factors such as maintenance and property management, which could become crucial in the event of a sudden relocation.

A growing concern is Home Owner Associations(HOA) and their restrictions related to renting and AirBNB. Many HOAs are starting to limit the ability to rent a home, even long term. Ensure you educate your clients, and make them aware of any restrictions.

Financial Considerations and Support

Understanding the financial aids available for military home buyers is also a key part of the process. Military service members can have their mortgage interest rates capped at 6% for the duration of their service and one year after their service has ended. Furthermore, first-time military home buyers using a VA loan pay a funding fee of 2.3% of the home's purchase price if they make no down payment, with the possibility of reduction with larger down payments. Being well-versed in these financial aids can help you guide your military clients through the process more effectively.

As a seller, understanding home closing costs is crucial for accurately estimating your net proceeds from the sale. This comprehensive guide aims to demystify the different types of closing costs you may encounter.

Here's a breakdown of key points:

Real Estate Commission: The most significant closing cost for sellers is the real estate commission. Typically around 5-6% of the final sale price, this fee is paid to the listing agent and the buyer's agent. Estimated range: $15,000 - $18,000.

Transfer Taxes: Depending on your location, some state or local governments impose transfer taxes, calculated based on the property's sale price. It's essential to check with local authorities or consult a real estate attorney for specific transfer tax rates in your area. Estimated range: 0.5% - 2% of the sale price.

Attorney or Escrow Fees: In certain states, hiring an attorney or an escrow company is required to handle the closing process. These professionals ensure proper management of legal and financial aspects. Generally, the seller covers attorney or escrow fees. Estimated range: $500 - $2,500 or more.

Title Insurance: Sellers often purchase a title insurance policy for the buyer, protecting them from potential title issues or disputes. The cost varies based on property value and location. Estimated range: 0.5% - 1% of the property's sale price.

Outstanding Liens or Judgments: Any outstanding liens or judgments against the property must be paid off during closing. These can include unpaid mortgages, property tax liens, or outstanding bills from contractors. Costs vary based on the amount owed.

Home Warranty: Sellers may choose to provide a home warranty to buyers, covering repairs or replacements for specific home systems and appliances. The cost of the home warranty is typically borne by the seller. Estimated range: $300 - $600 for a one-year coverage plan.

Sure you can try For Sale By Owner, but statistically, an agent provides you a higher return in many more ways than just money.

In addition, discovering that Agent, involves several considerations, including:

Experience and Expertise: Look for an agent with experience in your local market. They should understand the unique aspects of selling in your area and have a track record of successful sales. Communication: Your agent should be someone who communicates clearly and promptly. They should keep you updated about showings, feedback, and offers. Marketing Skills: A good agent will have a comprehensive marketing strategy for your home, including professional photos, virtual tours, and extensive online exposure. Negotiation Skills: Your agent will be your advocate during negotiations. They should be skilled at negotiating the best terms for you.

Preparing Your Home

Once you've chosen your agent, it's time to prepare your home for sale:

Declutter: Remove personal items and excess furniture to make your home appear more spacious and allow buyers to envision themselves living there. Clean: A deep clean is essential. Consider hiring professional cleaners to ensure every corner of your home sparkles. Repairs: Fix any minor repairs that could deter buyers. A fresh coat of paint and updated fixtures can make a big difference. Staging: Consider having your home professionally staged to highlight its best features and create an inviting atmosphere. Curb Appeal: Don't forget the exterior. Trim the lawn, plant flowers, and ensure your front door is inviting.

Pricing Your Home

Your agent will conduct a Comparative Market Analysis (CMA) to determine an appropriate listing price. This analysis compares your home to similar properties recently sold in your area. Pricing your home correctly from the start is crucial to attract serious buyers.

From searching for the perfect place to packing and moving in, it can be a whirlwind of tasks that seem never-ending. Consequently, the process can become overwhelming, leading to overwork and stress. "Work hard, play hard" might be a philosophy that many embrace, but it's crucial not to neglect the 'play hard' part, especially during an arduous process like buying a home.

Balancing Work and Home Life

Studies show that maintaining a healthy work-life balance is not a singular achievement but a cycle that must be consistently managed. When work (or in this case, the home-buying process) demands more of your time or attention, it's essential to ensure your other responsibilities and passions do not fall by the wayside. Here are some tips on achieving that balance during the home-buying process:

Set Boundaries: Just like you would set boundaries between your work and home life, it's crucial to do the same during the home-buying process. It might be tempting to spend every waking moment scouring listings or organizing for the move, but remember to designate specific times for these tasks and stick to them. This ensures that you still have time for yourself and your loved ones. Delegate Responsibilities: You don't have to do it all alone. Sharing the load with family members, friends, or even hiring professionals to handle aspects of the process can significantly ease your burden. This delegation allows you to focus on other areas of your life without feeling overwhelmed. Flexible Work Arrangements: Consider flexible work arrangements if possible. This might involve remote work, flexible hours, or adjusting your work schedule to accommodate house-hunting or moving.

Self-Care and Relaxation

While the above points can help manage the stress and workload, taking care of yourself physically and mentally is just as crucial. Here's how you can incorporate self-care and relaxation into your home-buying process:

Date Nights and Fun Outings: Intentionally schedule date nights or fun outings with your loved ones. Such activities serve as a much-needed break from the rigors of the home-buying process and help maintain your relationships. After all, spending quality time with loved ones is an excellent stress reliever. Massages and Spa Treatments: Treat yourself to a relaxing massage or spa treatment. Not only will this help you unwind and destress, but it will also provide an opportunity to reward yourself for the progress made in the home-buying journey. Maintain Healthy Habits: Don't neglect your health. Ensure you're getting enough sleep, eating healthy, and exercising regularly. These habits contribute significantly to your overall well-being and provide the energy needed to navigate the home-buying process effectively. Practice Mindfulness: Mindfulness techniques such as yoga and meditation can help you stay present and avoid feeling overwhelmed by the tasks ahead. These practices can also reduce stress and improve mental clarity.

The home-buying process can be a rigorous task that tests your ability to balance work and personal life. By setting boundaries, delegating responsibilities, maintaining flexibility, and prioritizing self-care, you can ensure that this journey is not just about hard work but also about enjoying life. After all, the goal isn't just to buy a house; it's to create a home that nurtures your well-being and happiness.

When it comes to loading up your moving truck, the order in which items are packed can make a significant difference in your overall moving experience. "Last-On, First-Off planning can help make things just a little easier on that first day. By packing the items, clearly marking the boxes and then loading them last, you at least have a fair chance of those boxes being quickly available."

The ability to unpack a pot for boiling water for spaghetti, or soup, will make that first night or two a little easier and cheaper, especially with children. Sheets and pillows on the beds or even on air mattresses also helps make that first night a little more comfortable in a strange new home, with new noises.

Introduction

Often, the tendency is to start packing items that seem easy or are in clear sight. However, it's more strategic to consider which items to pack last on your moving truck. The items packed last will naturally be the first to be unloaded at your new place. Ensuring these items are your most needed can make your first days in the new home much more comfortable.

Essential Items to Pack Last

Here are some of the last items you should consider packing and why they should be at the top of your list:

Essential Kitchen Items:

You'll want to have easy access to basic kitchen items, like a pot, pan, utensils, and a few dishes. Moving is tiring, and being able to cook or prepare a simple meal when you arrive at your new home will be a blessing.

They may feel a mix of emotions, ranging from excitement to anxiety about leaving behind familiar surroundings. As a parent or guardian, it's crucial to provide support and guidance to help your children navigate this transition smoothly. By following some simple strategies, you can prepare your children for the move and make the process more enjoyable for the entire family.

Communicate Openly

Clear and honest communication is key when preparing children for a move. Start by explaining why you're moving and emphasize the positive aspects, such as a new home, new friends, or better opportunities. Encourage your children to express their feelings and concerns and validate their emotions. Being there to listen and address their questions will help alleviate any anxiety they may have.

Involve Them in the Process

Involve your children in the moving process right from the beginning. Take them house hunting, if possible, and give them a chance to see the new neighborhood and explore the surroundings. Additionally, let them participate in decisions such as choosing their new bedroom colors or decorating their new space. When children feel involved, they are more likely to feel a sense of ownership and excitement about the move.

Maintain Routines

During the moving process, try to maintain familiar routines as much as possible. Stick to regular mealtimes, bedtimes, and daily activities to provide stability and a sense of normalcy. Consistency will help children feel secure amidst the changes happening around them and minimize disruption to their daily lives.

Pack and Unpack Together

However, building an emergency kit ahead of time is a proactive step to make the process smoother and less stressful.

Here's an updated list for your emergency kit:

Paper Towels Soap Toilet Paper Trash Bags Scissors Phone Charger Toolbox Water Pre-made meal or snacks (include energy bars, nuts, dried fruit) Toys, TV/Gaming Console (for the kids) Flashlight & Extra Batteries First Aid Kit Pet Essentials like Pet Food Face Coverings, Hand Sanitizer Important Documents & Key Copies Prescription Medications, Eyeglasses Baby-proofing Items (if you have young children) Cleaning Supplies (to deep clean before settling in) Fire Extinguisher & Health Supplies

Additionally, here are some broader steps to consider:

Update Personal Documentation: If moving within the state, update your driver's license and voter registration. Obtain new documents when moving to a different state. Home Security Measures: Consider changing locks, testing detectors, and even installing a security system. Pet Care: Seek veterinary advice for anxious pets and maintain their routine. Also, ensure kids and pets adapt by spending time together. Explore Your Neighborhood: Discover local amenities, parks, and events to feel more at home. Regularly Update Your Kit: Regularly refresh your kits, especially those for natural disasters, including kits at home, work, and in vehicles. Professional Movers: If necessary, choose professional movers that prioritize safety and convenience.

By considering these additional steps and items, you can be even more prepared for your move. It will help in creating a relaxed environment and allow you to enjoy your first day in your new home without worries. If you have any specific needs or preferences, don't hesitate to customize the kit further!

So, you're moving into your new house... and you're feeling a little overwhelmed (ok, maybe a lot!). One way to make the day a little less stressful is to build an emergency kit ahead of time. This way, if something comes up unexpectedly, you'll be prepared.
